The seaside village of Prevelly has a laid-back persona all of its own. A beautiful beach path meanders from the Margaret River mouth via Surfers Point (an internationally recognised surf break), passing The Roozen Residence to Gnarabup cove.

Prev (as it's known to the locals) has a funky 'old school' general store stocking basic grocery items, daily papers and local Margaret River wines.

Where can you walk to?

A beautiful beach path meanders from the Margaret River mouth via Surfers Point (an internationally recognised surf break), passing The Roozen Residence to Gnarabup cove.

Along the way you'll find playgrounds, surf breaks, rock pools and swimming beaches.

Cafes, playground and general store nearby

There are two cafes, The White Elephant along the beach path at Gnarabup (15 minute brisk walk) and Sea Gardens Cafe at the bottom of Chapel Place (3 minute walk).

Rifflebutts Reserve and playground is a short 5-minute walk.

Surfers Point (pictured below) is an easy 8-minute walk from the beach house. A fantastic spot to witness world-class surfing, windsurfing, and kiteboarding in action.

Margaret River mouth is a further 4 minute walk from Surfers Point.

The general store stocking basic grocery items, daily papers and local Margaret River wines is just at the bottom of Chapel Place, a 3-minute walk.

The White Elephant on the beach in Gnarabup, open for coffee, breakfast and lunch, 7 days a week.

Sea Gardens Cafe in Prevelly is next to the general store and also enjoys ocean views. Open for coffee, breakfast, lunch and dinner.

The Common Bar and Bistro at Margaret's Beach Resort, Gnarabup serves great pub grub with a relaxed coastal charm. Open 7 days from 4pm. Walk-ins welcome.

Is the house children-friendly?

The house is child-friendly, and children of any age are welcome.

The holiday home is perfect for families who are looking for a little luxury whilst on their family holiday.

“We were pleasantly surprised to find plates and utensils suitable for children in the kitchen drawers! Our children were greeted with books on the shelves, cartoon DVDs, toys suitable for ages 0 to 60, a garden perfect to be let loose and buckets & spades for an outing to the beach.”

Cots and high chairs for little cherubs

There are two portacots (with cot sheets and blankets) and two high chairs available.

These are free of charge, however, we do ask that you dissemble and return these to the wardrobes in the relevant room.

Children and infants crockery and cutlery is also provided.

Bedroom / Bedding Configuration

How many bedrooms does The Roozen Residence have?

There are three bedrooms, all with king-sized beds. All have ocean views, so no squabbling over who has the best view.

There are two wings, the southside hosts the main bedroom and ensuite with a large walk-in shower.

The northern wing hosts the additional two bedrooms and main bathroom with bath/shower. One of these king-size beds can be split into two singles if required. Costs apply.

Heating + Cooling

Is the house warm in the winter months?

The house is solar passive and the heating and cooling are very efficient.

The living zone has fully ducted reverse cycle air conditioning for Cooling/Heating.

There is underfloor heating in the kitchen, master bedroom and ensuite which is extremely toasty on your tootsies in winter!

Additionally, there are individual portable heaters and cooling fans in all bedrooms.

What about cooling in the summer?

The coast of Western Australia enjoys the afternoon breeze, referred to as the 'Fremantle Doctor'. The solar passive design of the house means when you open the ocean facing windows the house will enjoy a lovely cool afternoon sea breeze and cool the house instantly.

Nonetheless, there is air conditioning in the living zone and individual fans in each of the bedrooms.

There are two car parking bays on the driveway in front of the garage.

The garage is not accessible as we keep our personal belongings in there.

Tip: The driveway is quite steep so some guests prefer to park at the top of the driveway to save reversing up hill!

Is there a laundry facility?

Yes! The Roozen Residence is fully self-contained and self-catering with an automatic washing machine and dryer at the house.

There is an outside line for drying your washing pronto in summer and a dryer inside should you need it in winter.

We love animals, however the property has a NO pets policy.

Should you wish to bring a pet please be respectful and ask before booking or arriving.

Self-check-in is any time after 3pm. Check-out is prior to 10am.

Deposit / Payment

Accepted Answer

When is the deposit paid?

To place the booking a credit card number is required and a deposit, being the first night's accommodation, will be charged to your card.
Your booking REQUEST will be reviewed and approved personally by the owner.

The full amount is due 30 days prior to arrival and will be charged to the credit card provided on your reservation.

Should you wish to pay by EFT, please notify us and transfer funds prior to the automatic final payment date.

Cancellation Policy

CANCELLATIONS and AMENDMENTS*
The deposit/payment is fully refundable should you cancel or amend your booking more than 30 days prior to arrival, minus a $50 booking fee.

Your booking is non-refundable if cancelled or amended 30 days or less prior to arrival, however, if we are able to re-book the property for the dates held for you (or part thereof), we will refund monies for the days rebooked.

We recommend that guests take out comprehensive holiday cancellation and protection insurance with a reputable insurance company to cater for any unforeseen circumstances including Covid-related cover.

* Amendments to dates within 30 days of arrival are considered a cancellation.

Are events allowed?

UNDER NO CIRCUMSTANCES ARE PARTIES, FUNCTIONS or SOCIAL GATHERINGS PERMITTED IN THE HOUSE.

The maximum number of guests must not exceed 6 people.

In the event that this clause is breached, the owners and/or their respective security company reserve the right to evict all tenants immediately and payment will be forfeited.

Noise Policy

Please be respectful of our neighbours. No noise between 9pm and 7am.
